Fresh Market Development Underway in Glen Ellyn

Development of an upscale grocery store and shopping center at 285 Roosevelt Rd. in Glen Ellyn is underway.

Development of a new shopping center is underway at 285 Roosevelt Rd. in Glen Ellyn.

The 34,200-square-foot development at the former Packey Webb dealership property will be anchored by The Fresh Market grocery store, according to an April newsletter from the Village of Glen Ellyn Economic Development Department.

The Glen Ellyn Village Board has approved a redevelopment agreement with Opus Development Company, LLC to include a reimbursement to the developer for public improvements made to Taft Avenue and a 10-year sales tax incentive.

The agreement also includes a sales tax sharing arrangement, in which the Village will receive the first 10 percent of all sales tax revenue and the remaining 90 percent will be split 60/40, according to the newsletter.

"This performance-based incentive was necessary to attract this development and will generate tax revenues estimated at $1.6 million for taxing districts over a 10-year period," according to the newsletter.

The village approved the development in November. Discussion about the proposed development at the former Packey Webb car dealership came to light in December 2011 and the Village's Board of Trustees approved the $12 million project during its meeting last November, according to the Daily Herald
